What is a Home or Building Inspection? Why do I need an  Experienced and Licensed, Private Professional Home Inspector?

A Home or Building Inspection is an unbiased,  Professional Objective, Visual Examination of the existing condition of a Real Estate Property.  Buyers, Sellers and Homeowners view our inspections as a way to gain valuable information about the Purchase or Sale and can also be a guideline for Repair Budgeting and may be used as a Bargaining Tool.  A Pre-Purchase Home Inspection can be conducted  by the Buyer before or after a sales contract has been drawn or as advised by the Buyer's Attorney. Sellers can also arrange for a Pre-Sale Home Inspection with us, to evaluate the condition of the property, Prior to Listing on the Market. This Pre-Sale Inspection and Report will inform the Client of the existing deficiencies and the recommendations for required necessary repairs. These repairs will improve the property value and thus, may allow the Seller to achieve Top Dollar. Buying a home will most likely be the largest single purchase in your lifetime and although the process is very exciting, it can quickly become overwelming. Please Note:

A Liicensed/Certified Professional Home Inspector is a graduate of an accredited school and is a member of a recognized home inspection organization such as, NAHI or PHIC and is trained to inspect and to report on the condition of a Home or Building and also has satisfied New York State Licensure requirements, PA Law Compliant requirements and member certification requirements, such as to include, Education, Prior Experience and having passed a Nationally Recognized State Exam and a member certification exam. 

The NYS Law, "Article 12-B" and Licensure, mandates that all Home Inspectors be licensed by December 31, 2005 and that  "No person shall  conduct or represent that he or she has the ability to conduct a Home Inspection for compensation, unless such person is Licensed as Home Inspector, persuant to Article 12-B".
